Washington Bankruptcy Exemptions
How is the Washington homestead exemption amount calculated?
Free Consultation: (855) 603-3300Under RCW 6.13.030, the Washington homestead exemption equals the GREATER of $125,000 or the prior calendar year's median sale price of a single-family home in your county, as reported by the Washington Center for Real Estate Research (WCRER).
Because it's tied to each county's actual housing market, the exemption automatically scales with home values: for 2026 filings, King County is approximately $940,000 while Spokane County is approximately $420,698. Counties with medians below $125,000 use the $125,000 floor.
The figure in effect on your petition date controls (the snapshot rule). One federal caveat: if you acquired your home interest within 1,215 days before filing, 11 U.S.C. § 522(p) can cap the exemption at $214,000.
This page is general legal information, not legal advice, and does not create an attorney-client relationship. Exemption figures were verified against official sources in August 2026; inflation-adjusted amounts (including Arizona's Prop 209 figures and county median homestead values) are computed estimates that change annually and should be confirmed by an attorney for your petition date.
